Backyard barbecues, patio libations, beach days… however you spell summer leisure, Toronto has it on offer! With the weather turning hot, hot, HOT - sending us scrambling for ways to beat the heat – remember to enjoy these humid, languid days; soon enough it will be back to school, back to work and back to routine!

Speaking of heat, the Toronto real estate market has been sizzling this summer! This is due, in part, to the erratic winter climate that delayed Sellers from getting their homes prepared in time for Spring, as well as the ongoing lack of supply that is at odds with enthusiastic Buyer demand.

If the weather remains hot and humid into September, we may see the Autumn market get off to a slow start, but anticipate market momentum to ramp up in the last quarter of the year. Meanwhile, stay cool Toronto!

Homewatch News: How To Determine If An Open Concept Space Plan Is For You

If I were to identify one common design direction for today's modern shelter, I would say the most significant underlying theme is our attraction to open, light-filled living spaces. In particular, domesticity today favours the "open floor plan", where the designated living-dining-kitchen zones are unfettered by structural separation. A perfect example is the title image we used from ElleDecor magazine. So unfettered and airy!

Did you know this interior configuration is only around four decades old? Before you decide if this configuration would suit your lifestyle, let's have a bit of history.

Toronto Real Estate, Yellowbelt Zoning & The Missing Middle: Part One

There is merit in repurposing yellowbelt neighbourhood by rethinking the existing zoning. Right now, yellowbelt land throughout Toronto is zoned for single-family housing (with secondary suites providing their front door doesn't face the street - weird, I know) which is being sold to high-earning professionals, foreign buyers, and purchasers with significant down payments (often from the Bank of Mom and Dad). Rezoning and repurposing this land to accommodate small low-rise dwellings in a scale that is in keeping with the urban fabric of these neighbourhoods could create more affordable homes for lower and middle-income families. Urbaneer’s Picks For The Best Beaches In Toronto

Welcome to our 'fun in the sun' list of the best beaches in the original City of Toronto! In a city whose neighbourhoods and amenities are in a constant state of flux, how fortunate are we denizens to see our waterfront - dominated over the past 150 years as a centre for our industrial port economy - be reclaimed to include beaches for refuge and recreation. Sure, the entire downtown core's waterfront as we know it is man-made, given the shoreline was originally on The Esplanade, but despite this, I really like how the City has made efforts to create man-made sandy sanctuaries, along with our existing beaches, that give us the opportunity to connect with the water. If you really want to be surprised, here's a BlogTO piece on 'What The Toronto Waterfront Used To Look Like".

Dear Urbaneer: Should I Replace My Vintage Windows When My House Is Considered A Teardown?

Right now there are a lot of property owners who are trying to balance the necessity of repairing and maintaining their property (including windows) for personal comfort and enjoyment, without over-spending on improvements the next buyer may deem to have little to no value. This is of particular importance in Toronto where so much of our existing housing will soon be considered obsolete. It is important to note the huge role that windows play in contributing to a home’s character and aesthetic. What’s the smart move with older windows?

July 2019 - Home Of The Month - Moss Park

This month I tell the tale of a single creative millennial who, when he contacted me, was living in his first property purchase - a 470 square foot Concrete ‘N Cool Soft Loft in River City - located on the edge of Corktown near King East on Lower River Street. As smart and stylish as the condo and complex was, during my client's three year tenure there he discovered he didn't fully sync with the environment. He found the modern architecture too placeless, the property management too constricting, and his suite - facing the 11 storey sister building - lacking the privacy he desired. It's not that he hated his River City pad... he just didn't love it
