November is often wet, dark, and dreary. As the light retreats earlier every day, we begin to favour our homesteads a little more, looking for comfort and warmth. However, when you think about it, the loathsome weather is the perfect foil to the bright lights and celebratory mood that characterizes this run up to the holiday season!

As you begin decorating your home for the holidays, why not take advantage of this time to also attend to small repairs and maintenance? Make sure that your home is ready on the inside to embrace holiday guests, and, on the outside, is shored up to face the harsher weather that lies ahead!

Homewatch News: How To Create Co-Ownership Options With Freehold Housing

This idea of co-owning a property with others is an interesting proposition and, without a doubt, it's an arrangement more people are exploring given the high prices of real estate. The idea that a group of individuals could collectively purchase a multi-unit dwelling holds the potential to be a viable option in places where property values have grown at a rate that far outpaces incomes, and where land scarcity and availability of low-rise traditional houses have become serious barriers against homeownership. If a co-ownership model could be adapted to our existing housing stock without too much red tape, building code requirements, and financing obstacles, not only would homeownership be more accessible and affordable, but it could provide many of the same social and community values that accompany traditional homeownership - just in a non-traditional way. Dear Urbaneer: Does Wanting A Garage Mean Compromising On The House?

This month, I’m helping a client who has his heart fixed on one particular aspect of his buy-to-be: a garage. Given the dynamics of supply, demand and eroding affordability in Toronto, compromise is almost always a necessity for homebuyers. The age and condition of a lot of the housing stock that you would likely be looking at might make it challenging to secure a workshop-ready garage...

November 2018 - Home of the Month – The Annex

This month's post follows a journey that is typical of many buyers, one where the property hunt is not engaged with a specific time line in mind, but with one eye open. There are a lot of buyers like this who would like to climb the property ladder into the 'house that will be home' for the next 25 years. But because they're happily ensconced in a place that is meeting their needs, their search isn't as aggressive as it would be if time were a factor. Luckily for this couple, after great patience, the right house finds them...

Foreign Buyers, Inadequate Policy, And Canadian Real Estate

While there isn’t a great deal of hard data on foreign investment in Toronto real estate (which is part of the problem, which I’ll explore in further detail below) foreign investment is a well-known phenomenon. With restrictions around property investment, particularly in China, along with the lure of Canada’s livability and opportunities for prosperity, Canada is a hot investment spot for foreign investment. The flow of capital (and the swift price appreciation that resulted) has largely centered on Vancouver and Toronto, but there has been spillover to other cities, like Montreal...

Inside The Captain’s Quarters At The Black House In Charlottetown, PEI

Since purchasing the property a decade ago, this vintage 1880s dwelling has undergone a significant transformation. What started as a slow renovation program beginning with our Attic Atelier, unraveled when we discovered an entire wall cavity had been leaking and plagued by mold. Like many who tackle old houses, our renovation snowballed as the list of deficiencies grew, and we made the decision to fast track to a rebuild in a comprehensive manner...
