Urbaneer welcomes you to Autumn, and all of the flavours and colours that come with this vibrant season! Even though the light begins to fade earlier each day, and the crisp air is quick to chill, there is untold comfort in being able to retreat indoors to enjoy the warmth of hearth and home.

Typically, the momentum of the housing market begins to fall when the leaves do, but given the unsettled and surprising year we’ve had in the world of Toronto real estate, Buyers and Sellers may be more hesitant to hibernate! Visit urbaneer.com regularly for our ongoing observations and commentary on emerging trends, and the state of housing in the GTA!

Homewatch News: How To Improve Your Home Inspection IQ

While a home inspection doesn't cover every potential deficiency , it does offer an overview of the structure and major building components that provides a snapshot of the condition of the dwelling in that moment of time. Many realtors in the city of Toronto prepare one as part of their listing service (here's what the Urbaneer team and I do for clients listing their properties - along with our tips for Sellers - in How To Prepare Your Home For Sale) and make it available to potential Buyers in advance of their submitting an offer. I'm a fan of them as it provides an unbiased third party opinion of the dwelling, reduces the Sellers' liability while providing a Buyer with a summary of deficiencies in advance of their submitting a bid, allows me to price the property taking into account the issues or allows the Seller the opportunity to repair them and include the receipts with the report to demonstrate their good intentions and pride of ownership.

October 2018 - Home of the Month – Leslieville

In this month's post, I share the journey of a professional couple who, at the start of their search nine months earlier, had just conceived a baby. Let this be an example of the common experience of many Buyers of Toronto real estate who are seeking the ideal dwelling; it can take time, but for those with patience and intent, you will ultimately be rewarded...

Edwardian Residential Architecture In Toronto

One of the many benefits of living in Toronto is the beauty of our vintage housing stock. While older residences will require additional maintenance and repair simply because of their longevity, the high style patina and architectural touches that lend the unique character to these homes are truly immeasurable. Of particular interest to many Toronto homebuyers are dwellings constructed during the Victorian and Edwardian eras...

About Laneway Housing In Toronto, By Sustainable And Urbaneer

Finally!! The City of Toronto is now allowing Laneway Housing, albeit in a confined area thus far. Approved in June, it took the entire summer for the city to post by-laws as they pertain to this new housing type, which the real estate industry, property owners, and potential developers/end users are now assessing. As a realtor working in the original City of Toronto for 26 years (including all of the city's geographic boundaries for laneway housing), I can assure you the interest is enormous...
