Summer Fun, Has Just Begun

As the days stretch out to their longest, and we collectively breathe in the indulgently soft air of summer, we know that summer has arrived. Not just because the thermometer and the calendar says so, but because there is a certain quality of leisure that permeates the air- because June sits on that coveted step at the entrance to summer, where the possibilities of summer fun still loom large.

So, during a season in which we often spend more time sitting and sharing outside, prime for people watching, for taking in sunsets and cityscapes against the night sky in outdoor comfort, it makes sense to reflect on the visual.

In the context of real estate, the visual element has gained both momentum and notoriety in the last few years, and is becoming an increasingly important component the process of buying and selling a home. For Buyers, it becomes about expectation- and for Sellers it becomes about preparation.

The popularity of 'Makeover TV' holds much to blame for this phenomenon. In every price range, prospective Buyers expect to cross the threshold of listed properties and experience a "Big Reveal". Buyers want to gasp in delight, admire the 'nice touches' and be visually seduced into grabbing their cheque book. In fact, the expectations of the buying public are now so substantially elevated from just a decade ago, homeowners are now ridiculed should they bring their property to market in its everyday setting.

How can a prospective Seller best position their property, given this emphasis on the visual? Click HERE to read more about urbaneer's musings and solutions.

As well, we'd love to share with you our latest HomeWatch newsletter called: It's All Visual.

When purchasing a home, bricks and mortar are only part of the equation. As important, is the ability for a Buyer to be able to envision transplanting their lives into a new space. Granted, understanding a property is a multisensory experience that incorporates some emotional elements as well, but the anchor is visual.

And so, we appreciate a listing which has a floor plan. A floor plan helps convey whether an open concept space plan will fit a big dining table, or if the kitchen has room for a breakfast nook. As far as we're concerned a floor plan is both essential and an amazing sales tool. That is why we make floor plans part of the comprehensive service that we deliver at urbaneer.com.

As was evidenced with one of our recent experiences, and proof of the merit of this offering, sometimes this is how properties sell: The serendipity of a well-placed floor plan.
