The factors that create that sense of 'Home' are many. There is the physical dwelling itself - what it looks like and how it supports your self-expression through your personal taste and decor. Then there is its location - the spirit of the community and the opportunities afforded for engaging social and leisure activities. And, of course, there is the convenience of proximity to daily amenities - like schools, shopping and transit - that simplify your life so you can spend more time with those who you love!
Tucked into the family-friendly Danforth East neighbourhood, which is rich with community pride and boasts a plethora of urban amenities, this terrific Upper Townhouse is best-suited to those looking to embrace the urban village life!
Welcome to 1 Bastedo Avenue, Townhome 8!
Danforth East is a neighbourhood that is tantalizingly in the throes of rebirth, which means opportunity abounds. A neighbourhood well-suited to family life - because of the abundance of parks and family-friendly activities in the area - Bastedo Avenue is one of the 'hood's residential streets just steps from the action! This is the perfect place for community engagement, while retaining the privacy of being located on a cul-de-sac.
The housing stock on The Danforth is predominantly made up of brick detached, semi-detached and row homes, many of which were built in the first half of the 1900s. In fact, it's one of the earlier suburban developments in Toronto. One of the aspects I love about The Danforth, is how a family-friendly vibe has long endured for generations, just like the housing stock. While neighbourhoods all have their life cycles - just like people - when we fast forward to today the blossoming of a new generation of families are giving The Danforth a resurgence with a new vivacious variety. As entrepreneurs open shop, and Starbucks take root, this location is fast emerging to a destination with all of life’s necessary amenities at your door. Currently, the residents are mixed, with seniors comprising some of the original residents and - over the past 15 years - the arrival of young families drawn by the affordability and easy access to downtown Toronto (here's one of my most popular posts called Why Toronto’s East Side Real Estate Has Historically Been Cheaper).
This community has its share of flavourful window front shopping along the Danforth, including unique boutiques and specialty retailers that are meshed in with some conveniently located box stores like Toronto East Home Hardware, Sobeys, and Shopper’s Drug Mart; you don’t have to go far to get any essentials you need in a pinch! There are numerous bakers, butchers and fruit markets, conveniently located throughout the community, as well as stellar restaurants. The Danforth may have once been the 'go-to' area for Greek food, but today it also offers a wide range of other cuisines, sure to please the whole family! Some of our nearby favs on the Danforth include the classic cooking at Bus Terminal Diner, community favourite Fourth Avenue, the layered libations at The Shore Leave, and quaint Cafe Cocoro for a good cup of java. We also love picking up some tasty treats from Sweet Serendipity Bake Shop! Though a bit further West, we'll never turn down Allens' succulent fare, or the healthy organic offerings of Carrot Common! Within walking distance on Gerrard we can't get enough of Godspeed Brewery, and, of course, Pizzeria Via Mercanti! Yum!!
If you have a four-pawed friend, Family-Run Wag On The Danforth will be home base for all of your pet needs! Need to be near green space? There a bunch of fantastic parks like East Lynn! This picturesque one hectare park - just 2 blocks from Bastedo Avenue - boasts many perks for residents to enjoy. The East Lynn Park Farmer's Market runs every Thursday from June to October with a vibrant mix of small farmers, artisinal producers and children's activities - don't miss out on the incredible homemade pies! The terrific playground is the place to see and be seen for the under-10 year old set. Commuters will love this home's proximity to transit. Coxwell Subway station is less than a 10 minute walk away, and there's 24 hour bus service along The Danforth, which is just 5 minutes north. The Coxwell bus is a short walk away and will take you directly to the beach and marina at popular Ashbridges Bay. It's also a convenient 'hood for downtown drivers - about 15 minutes to the Toronto centre.
Have kids? This residence is just two blocks from reputable Earl Haig Public School and Earl Haig Junior Public School which, together, service JK through Grade 8. If you're looking for French immersion or Catholic school, Georges-Etienne-Cartier French Catholic is right nearby. Just north of the Danforth there's Earl Beatty Junior & Senior Public Schools, and St. Brigitte Catholic Scool. There's also specialized education centres within a short walk, like Kumon Math & Reading Centre, Victoria Education Centre Montessori & Child Care, and Create Art Studio!
Completed in 2000, the Williamson Gardens is a self-managed complex made up of 16 executive stacked condominium townhouses in 2 buildings, which rarely come for sale! While the moniker is tossed around a great deal in city real estate, Townhome 8 at 1 Bastedo Avenue truly is an urban oasis! Perfect for those seeking a respite from the stresses of fast-paced city living, this treescaped cul-de-sac is a rare find for a central city address!
This dwelling offers an impressive 1700+ square feet of functionally designed space! Entering into a ground level foyer with a double closet for seasonal clothing storage, a flight of stairs will then bring you into the heart of the home: a bright entertainment space with gleaming wood floors! The spacious living area boasts a large south-facing window that floods the space with natural light. I love the abundant storage, convenient powder room, and the intelligent space plan that separates the living room from the open kitchen/dining and den area; this allows for simultaneous activities and conversations without compromising the openness or flow. The contemporary U-shaped kitchen features contemporary cabinetry with modern hardware, a breakfast bar, as well as stainless steel appliances! Well-proportioned and designed, the open kitchen/dining area is bathed in light from a generous north-facing window. For those who work from home, or require a third bedroom, sliding pocket doors hide the flexible separate den, which features a custom built-in Murphy Bed perfect for overnight guests. How amazing is that?!
Up the plush, carpeted staircase, the upper level is home to two bright spacious bedrooms, both of which boast vaulted ceilings. This modern Master retreat features TWO walk-in closets, a 4-piece ensuite bath, and a walk-out to a south-facing balcony - perfect for enjoying your morning coffee, sipping wine by starlight, or firing up your barbecue! The generous second bedroom enjoys North views, a double closet, vaulted ceilings and use of the 4-piece family washroom! Rounding out this picturesque property is, a handy utility closet, ensuite laundry on the main level, and exclusive use of a surface parking space directly out front! Yes, please!
Having reasonable common fees of $400 per month, this self-run 16 unit condo is a great alternative for the busy professional or young family. Residents of 1 Bastedo Ave enjoy exclusive use of a shared deck immediately to the south of the building as well as exterior storage for bikes, trikes and such.
