#2 This Toronto Real Estate Sale May Leave You Speechless

At urbaneer, we embrace selling and buying strategies that are built on the supposition that bidding wars are now the new norm… but even we were floored by this sale. This shack on a sliver of a lot near College Street’s Little Italy recently sold for in excess of $1.2mil – at an astonishing 135% of its asking price! No matter how much media coverage Torontonians consume, or statistics and market trends we track, Toronto’s frenetic real estate market sometimes leaves us utterly speechless. #3 Dear Urbaneer: On Buying A Toronto Condominium Pre-Construction

In January’s installment of our popular monthly Dear urbaneer series entitled, ‘What Do I Need To Know About Buying A Condominium Pre-Construction?’, we gave the skinny on the pros and cons of purchasing a condo pre-construction. And let’s just say, there are a lot of potential issues a Buyer should be prepared to navigate. Are you considering buying from floor plans in a developer’s sale centre? Read this first so you’re sufficiently armed with the knowledge necessary to intelligently navigate a purchase which can be fraught with issues!

#4 Five New Condo Projects Redefining The Corktown Neighbourhood

Corktown, which takes its name from the first immigrant families that came from the County of Cork in Ireland in the 1800’s, has now become one of the fastest growing and developing neighbourhoods in Toronto completely surrounded by massive multi-phase condominium developments. In this blog, our guest writer, Julian Soriano, looks at five new condo developments shaping the downtown east side. While Julian expresses concern that this condo concentration might over-intensify Corktown, causing a lack of green and communal gathering spaces like in Liberty Village, he believes the transformation of Toronto’s east side signals a bright future for our City.

#5 A Real-time Tale On The Struggle To Buy Toronto Real Estate In Spring

This Tales From The Real Estate Trenches shares the journey of our delightful double-income Buyers who “make good, but not great money”. A couple with two very young kids who require (let’s face it…. expensive) childcare, these Buyers competed and failed to secure five properties across the City of Toronto last Spring before finally securing their Home. How intense was it? Well, the first property they bid on – listed at the very compelling price of just $599,900 garnered 20 bids and landed at the astonishing sum of $896,000! – Yup, that’s 49% over its list price! And that was the first of five! This blog shares the real time tale of the sometimes insurmountable difficulties in buying real estate in Toronto’s extremely tight market. Incidentally, the journey was ultimately worth it. Here’s the property they ultimately secured –> June 2016 – Home of the Month – The Beaches.
